TORRE CABALLITO, City of Buenos Aires
This property, with a surface of 8,404 square meters, is situated in the northern area of Caballito’s residential neighborhood in the City of Buenos Aires. The project consists of two 34-story towers containing 220 apartments each, consisting of one, two and three bedroom residential units with surface areas ranging from 40 to 85 sqm, totaling approximately 28,000 saleable sqm. The project offers a wide variety of amenities and services. IRSA´s stake in the project consists of 118 apartments and 61 parking lots in the first tower, representing 25% of the total square meters for sale. As of September 30, 2012, 8 apartments and 10 parking spaces are pending sale.
ABRIL, Hudson, Greater Buenos Aires
Abril is a 312-hectare private residential community located near Hudson City, approximately 34 kilometers south of the City of Buenos Aires. We have developed this property into a private residential community for the construction of single family homes targeting the upper-middle income market. The project includes 20 neighborhoods subdivided into 1,273 lots of approximately 1,107 square meters each. Abril also includes an 18-hole golf course, 130 hectares of woodlands, a 4,000-square meter mansion and entertainment facilities. A bilingual school, horse stables and sports centers and the construction of the shopping center were concluded in 1999. The neighborhoods have been completed, and as of September 30, 2012, 99.6% of the total project had been, with approximately 4,800 square meters available for sale.
EL ENCUENTRO, Benavidez, Tigre
In the district of Benavidez, Municipality of Tigre, 35 kilometers north from downtown Buenos Aires, a 110-hectare gated residential complex known as "El Encuentro" is located, consisting of a total of 527 lots with a total saleable area of 610,785.15 sqm with two privileged front accesses: the main one to Vía Bancalari and the service one to Highway No. 9, allowing an easy way to and from the city. The development of the project is completed and equipped with power supply, water, sewage, effluent treatment plant, public lighting, finished driveways and accesses, buildings, sports facilities, etc.
IRSA´s interest in the project is of 110 residential plots and as of September 30, 2012, 90 units have been sold; there are reserves for 2 units and 16 units are available for sale.
Future Developments
Abasto Property
The plan is to construct two buildings in the block formed by the streets Lavalle, Agüero, Gallo and Guardia Vieja, opposite Abasto Shopping. These will be contemporary-style, fully automated, and the hyper-market already existing in the block will be used as a basis, with its terrace housing a broad space for entertainment.
